What’s ahead in the real estate market? Probably another tight year of limited inventory, so do not expect a significant decrease in prices this year. Real estate prices increased by over 2% in Jefferson County last year. Mortgage interest rates are forecasted to come down a tiny bit. As we get further into the spring and summer market, I think buyers will be competing again for the limited supply which means bidding wars.
Sellers, you will want to be as “pitch perfect” as possible and make sure you are not overly ambitious with your list price. You will be sitting on the market if you do overreach and will likely get less than your target price. Currently, we are seeing about 60 days on the market before an offer comes in. That should shorten up as the year goes along.
If you are thinking about selling, now is the time to talk. I am happy to discuss your goals to see if this is the right time to achieve them. You know what I like best about February? The anticipation that spring, in the Northwest, is just around the corner!! The shortest days of the year are behind us, and the temperatures are trying to tick up, even if just a little bit. Soon we will see spring flowers like crocus and hyacinth in bloom. I still have most of the year to follow through on my New Year’s resolution which is to exercise more and be fearless in the face of challenges – ‘I’ve got this’ has become my mantra. What’s yours?

This past year, the Washington State legislature updated the real estate brokerage relationships effective January 1, 2024. Among other things, it is required that a Buyer Agency agreement be signed between an agent and a buyer when an agent begins to provide real estate services to a buyer. The changes are designed to clarify the scope of the agency relationship more fully between buyer and agent and how the agent is compensated for services to the buyer as sellers may decide not to compensate the buyer’s agent.

Do you remember the arrival of the millennium? The 21st century seemed to be the stuff science fiction was made of … think of ‘2001: A Space Odyssey.’
Now here we are, almost a quarter of a century later. Thanks to the advent of faster travel and social media like Google, Facebook, and YouTube, the world seems to get smaller, and time is accelerating. Information – and disinformation – is just a click away. Change is constant and inevitable, including recent revisions to real estate brokerage services in Washington.

I had an emergency during the holiday with a building I own. The sump pump(s) quit working and without them, the businesses could not operate during a critical time for them. Martin immediately responded to my call of desperation. He was able to order new pumps and get them installed in record time. I am so grateful for his concern and expertise. Thank you, Martin!
Also lending a hand were Good Man Sanitation, who had to pump out the sump pump, and Frederickson Electric who got the pumps wired up with short notice. I appreciate you all!
